THE FHA SECURE PROGRAM: 

WOULD IT BENEFIT YOU?

If you are faced with this situation, it may be of benefit to you to discuss your situation with a reputable and knowledgeable loan officer.

I would suggest that you take the time to examine whether there are safe and affordable loan programs to assist you with your mortgage.

Please know that the FHASecure program allows homeowners with non-FHA adjustable rate mortgages (also referred to by many as "ARMS") that may be current or delinquent in their mortgage payments the ability to refinance into a FHA-insured mortgage.

With this program, the lender may not automatically deny your loan just because you may be delinquent in your mortgage payments. 

While this program is not for everyone, it was established to assist homeowners who may have become delinquent in their adjustable rate mortgage after the interest rate adjusted to the higher rate. 

Are you eligible?

If you are current on your mortgage. and, if you have the income to make the mortgage payment, but you need help since the rate adjusted, you may be eligible for a FHASecure refinance. 

If you are delinquent in your mortgage payments, the default must have been due to the adjustment of your mortgage interest rate, or, in the case of an Option ARM, the "recasting" of the mortgage to fully amortizing. 

By refinancing into a FHA-insured mortgage, you can expect to pay lower monthly mortgage payments.
